Sustainable Community Regeneration


Research on Community Planning at City Level Based on a Socio-spatial Perspective

Abstract: As the fundamental unit of urban social space, communities have been a significant platform and operative entity for improving refined urban-rural planning, construction, and governance. Numerous planning and regeneration initiatives at the community scale in recent years have effectively improved the quality of living environment at the grassroots level, while some prominent problems have also been exposed, including a lack of effective linkage between macro-scale city strategies and micro-scale local actions, the inadequacy of conventional planning technologies to meet the demands of refined governance, etc. These problems lead to significant challenges towards the establishment of a comprehensive community planning system and the improvement of planning methodologies and technologies. In response to these issues, this study proposes to establish a multi-level community planning system across "city/district-subdistrict/town-community/village". Emphasizing the city-level community planning, it identifies its role, general concept, and operational framework, and taking the community development planning project in Wenjiang District, Chengdu as an example, presents the specific operational framework and technical approach characterized by multi-factor integration, multi-subject collaboration, and whole-process participation based on a socio-spatial perspective.


Research on Optimization Strategy of Public Facilities in Community Life Circle Based on Subjective and Objective Evaluation: A Case Study of Nanning Central City

Abstract: The community life circle has evolved into a crucial instrument for executing and assessing urban regeneration within the current framework of a "people-centered" concept. However, with little consideration given to local life and resident demands, traditional design of public service facilities in the community life circle is mostly dependent on spatial performance evaluation methodologies such as facility coverage and accessibility. Using the central city of Nanning as an example, this paper introduces a community resident satisfaction survey and divides public service facilities into four categories based on the strength of correlation between the subjective evaluation (resident satisfaction) and the objective evaluation (quality of facility services): strong correlation, medium correlation, weak correlation, and irrelevance. Subsequently, considering the correlation characteristics of each facility type, potential influencing factors, and insights gained from field research in two representative communities, we aim to propose a strategy for classifying and optimizing public service facilities within the community life circle. The goal is to offer other cities nationwide experiences that can serve as reference points in their own urban development initiatives.


Research on the Practice and Optimization Strategies for the Regeneration of Village Industrial Agglomeration Communities in Guangzhou

Abstract: Village industrial agglomeration communities in the Pearl River Delta serve as the foundation for rural industrialization and urbanization. However, the current extensive growth model, which heavily relies on land leasing, is unsustainable. In the era of stock regeneration, the concepts of "return of manufacturing" and "vertical industrialization" play crucial roles in achieving sustainable development. Nevertheless, village industrial agglomeration communities are currently confronted with various challenges, including large total volume, low efficiency, difficult development, and high cost. It is imperative to address these issues and stimulate the motivation for upgrading the regeneration process, ultimately achieving "industry-city integration". This study focuses on representative cases of village industrial agglomeration communities in Guangzhou, analyzing the characteristics and problems associated with micro-renovation, comprehensive renovation, and whole-village renovation. Through meticulous analysis, this study proposes targeted core strategies and transformational upgrade pathways centered on the principles of "ecology, win-win, and balance".


Community Regeneration under the Perspective of Anticommons

Abstract: There exists not only the tragedy of the commons caused by the overutilization of space resources, but also the tragedy of the anticommons caused by the underutilization of space resources in the neighborhood. However, there is a lack of research on the problem of the latter. From the perspective of the anticommons, this paper explains the legal anticommons and spatial anticommons in community regeneration, and points out that property right governance would be the core way to overcome the tragedy of the anticommons, and to improve the utilization efficiency of space resources. The case of Huafu Community regeneration project in Shanghai Xuhui District explores the method based on property rights governance. The anticommons problem of inefficient use of fragmented space is identified, and the rights to renew, to use, and to operate are combined through property rights governance, integrating the fragmented space and providing better public space and public services for local residents and enterprises. The grass-roots democratic consultation strengthens the relationship of mutual trust and collective consciousness, and promotes cooperation among stakeholders. However, at present, the redistribution mechanism of spatial value-added interests among property owners is still relatively vague, which has a negative impact on the collective consensus.


Characteristics of Social Activities of the Elderly in Public Space in Old Communities in Mountainous Cities and Their Sustainable Renovation Ideas: Based on a Social Network Analysis Method

Abstract: Under the concept of people's city, in view of the aging trend of population in mountainous cities and the practical dilemma of age-appropriate renovation of public space in old communities, it is necessary to accurately understand the social needs and activity characteristics of the elderly in the community in a more long-term and dynamic way, and then put forward long-term sustainable renovation ideas and action strategies based on local natural, economic and human characteristics. Based on the theory and method of social network, this study selects the Liangtingzi Community in Yuzhong District, Chongqing City, with significant mountainous characteristics and serious aging problems, as the research area, and takes the elderly living as the research object. Through long-term field observation, interview and research data analysis, this paper clarifies the spatial distribution and activity type characteristics of the elderly under various community relationships, and deeply analyzes the overall relationship between the elderly community, social space and social activities in the old community of mountainous cities, and then clarifies the problems and goals of the community's public space for the elderly, proposing the idea of sustainable community renovation according to local conditions. This study has reference significance for the old communities in mountainous cities to break through the cognition of community assets that are suitable for aging and renovation, continuously improve and enhance the quality of community public space, and build a harmonious community relationship as a whole.


Conservation and Renewal of Urban Historical and Cultural Space Based on the Innovative Approach of "Regeneration of Old Houses": A Case Study of Taiwan Experience

Abstract: As an innovative method to protect and renew urban historical and cultural space, "regeneration of old houses" is of great significance in the process of urban development. This paper discusses construction conditions and the reality of vacant or unoccupied historical and cultural buildings in planning and defines "regeneration of old houses" as a series of protection, innovation, and renewal to enable old buildings with new functions in line with the development in modern society. At present, based on the purpose of "inheriting history and culture, preserving cultural assets, and tracing the footprints of life", the issue of "regeneration of old houses" has attracted wide attention. By analyzing four typical and successful cases of "regeneration of old houses" in Taiwan, including Wang Tea, Kishu An Forest of Literature, VVG Chapter, and HAYASHI, the paper explores the practical experience of historical and cultural space protection and renewal in the process of urban construction and development in Taiwan, to provide further references for the protection and renewal of related urban space in the future.
