城市中心商业区商业模式创新与演化路径研究——以东京原宿商业区为例
Research on Business Model Innovation and Evolutional Paths of Central Commercial Districts in Cities: A Case Study of Harajuku Commercial District in Tokyo

摘要: 我国居民消费结构正向“发展型、精神消费”变革。如何助力城市中心商业区满足新需求,有必要借鉴先发国家成熟经
验。运用复杂适应系统理论构建商业模式创新与路径演化新框架,以东京原宿商业区为例,利用日本学者最新研究数据
及成果,分析框架中4个主要演化步骤特征,揭示路径演化机制。提出及时、精准捕捉消费者需求,快速应对外部环境变
化;凝练商业区精神内核,通过产品、服务等进行展示;不拘泥于单一商业景观束缚,建设与商业主体定位或产品特性相
契合的多元化景观空间;鼓励成立复合型社区组织,赋予其小区域自治权;架构主体间沟通与协作的有效知识网络;造就
体验化、细分化、差异化、治理体系现代化的新商业模式集群等6方面策略,为我国城市中心商业区发展提供参考。
Abstract: The consumption structure of Chinese citizens is shifting towards development-oriented and mental consumption. To help central commercial districts in Chinese cities meet the demand of this new trend, it is necessary to learn from mature experiences of forerunner countries. Taking the Harajuku commercial district in Tokyo as an example, this paper employs the complex adaptive system (CAS) theory to build a new framework for business model innovation and development paths,
and uses the latest research data and results of Japanese scholars to analyze the characteristics of the four major evolutionary
steps in the framework, so as to reveal the development path evolution mechanism. It puts forward reference strategies for the
development of central commercial districts in Chinese cities in six aspects, namely, to capture consumer demand in a timely
and precise way and take immediate actions to respond to the changes in the external environment, to summarize the cultural
core and demonstrate it through products and services, to break through the limit of unified commercial landscape and create
diversified landscapes and spaces that align with the orientation of business entities or the characteristics of products, to encourage the establishment of composite community organizations and bestow on them the right of regional autonomy, to build effective knowledge networks to facilitate communication and collaboration among entities, and to create a new business model cluster that is experiential, finely differentiated, and modernized in governance system.
