强度分区约束下的居住容积率赋值方法研究 ——以长沙市为例

摘要: 传统容积率赋值方法主观性较强,具有很大程度的片面性。首先分析长沙市现行容积率确定与管理存在的问题,基于容积率强度分区,推算各强度分区的居住平均容积率。进而选取交通、服务、环境等多方面影响因素,运用层次分析法从定性与定量相结合的方法确定容积率影响因子及其权重,构建居住用地容积率影响因子模型和计算方法,并运用GIS空间分析方法求得各地块综合得分。最后以长沙滨江新城控制性详细规划为例,运用此方法为各居住地块容积率赋值,并与原控制容积率进行对比,评估其合理性。

Abstract: The traditional FAR assignment method is highly subjective and has a large degree of one-sidedness. First, it analyzes the existing problems in the determination and management of the current floor area ratio in Changsha City, and calculates the average residential floor area ratio of density zoning. By selecting traffic, service, environment and other influencing factors, this paper uses the analytic hierarchy process to determine the floor area ratio influencing factors and their weights from a combination of qualitative and quantitative methods, constructing an influencing factor model and calculation method and using GIS spatial analysis to obtain the comprehensive score of each block. Finally, taking the regulatory detailed planning of Changsha Binjiang New City as an example, this method is used to assign the floor area ratio of each residential plot and compare it with the original value to evaluate its rationality.
